The site is home to the 1960 office building James House, which is now redundant and due to be demolished. In its place Cunniff Design have designed a mixed use scheme comprising 350 PBSA beds and 100 BTR apartments, both are standalone buildings with their own entrance, amenity, servicing and architectural language. The scheme also benefits from the creation of a large new public landscaped frontage as well as private residential gardens and terraces.

The massing and architecture have been informed from an extensive Townscape and Heritage study by Turley which has ensured that the scheme is responsive to nearby heritage assets and key views from Conservation Areas. Working closely with Leicester City Council has proved invaluable to developing a scheme that meets the aspirations of the city and the client alike.
